The Brownstones (Englewood, NJ)
The Brownstones of Englewood South, part of the greater redevelopment zone of Englewood South, consists of 350 luxury residential rental units, an associated 6,000 square foot clubhouse and pool/recreation area. In addition, 13,000 square feet of boutique retail and two parking decks totaling roughly 450 parking stalls was developed. The Brownstone includes approximately five separate buildings, varying in size from 36 to 108 units per building which creates a feeling of a small, quaint neighborhood. The Brownstones were phased over 20 months. The total building square footage including parking structures is approximately 750,000 square feet of mixed-use development. Designed to appeal to a more sophisticated resident, The Brownstones set a new standard for multi-family housing in its location by utilizing a rich exterior architecture and elegant interior finishes. The Brownstones was sold to JP Morgan Chase for $155 million.
Downtown Princeton (Princeton, NJ)
Located on a prestigious two acre parcel just a short walk from the main gate of Princeton University. Our re-development in historic downtown Princeton, NJ was selected through a public RFQ/RFP process. Our team worked closely with municipal officials to design an overall redevelopment plan for the site with a total project cost in excess of $25 million. The project included construction of a new 500-car public parking garage, a new 15,000 square foot public plaza, two private mixed-use buildings containing 77 units of rental housing (with 12 affordable units and 65 market rate units) and approximately 15,000 square feet of ground floor retail. A new 58,000 square foot Princeton Public Library was also a key part of the site redevelopment. The two highly-finished, mixed-use buildings are designed to mask the garage, as well as provide a new vitality and architectural richness to the Downtown Princeton project. The Princeton Downtown Redevelopment Project won the coveted “Smart Growth” Award For Excellence in design and planning, judged by New Jersey Future. The project is 100% complete with a total market value of approximately $35 million.
Meadowlands Office Complex (Rutherford, NJ)
The development is comprised of a 14-story, 420,000 square foot office tower and a 14-story, 450 room, full service hotel with conference center. The project is located directly across the highway from Giants Stadium in East Rutherford, NJ. This was a joint venture between Troast and Metropolitan Insurance and Sheraton Hotels. The project was completed for $175 million on time and on budget. Meadows Office Complex is a state-of-the-art contemporary design featuring two office buildings totaling 292,000 square feet which boasts modern amenities. The buildings are each twelve stories and feature a full-service cafeteria and parking garage to provide ample parking for tenants. The complex is only minutes from New York City and 15 minutes to Newark Airport.
Woodbridge Center Office Complex
This 213,000 square foot multi-tenant office building located at the intersection of Woodbridge Center Drive, NJ Turnpike and Routes 1 & 9. It has easy access to the Garden State Parkway, the NJ Turnpike, Routes 1, 9, 27 and Interstates 287 and 440 as well as close proximity to Newark Liberty Int’l Airport. This project was completed for $45,000,000 and was a joint venture between Troast and the Wilf Organization.
Realogy Corporation Office Centers
Troast has built, leased and managed over 1,750,000 million square feet for Realogy in the past 25 years. Troast completed the 350,000 square foot Corporate Headquarters Building in Parsippany. In addition, completed the renovation of 175 Park Avenue, Madison, NJ which totals 250,000 square feet of office space. Realogy is one of the foremost providers of real estate services in the world. Realogy has a combined revenue of over $6 Billion for 2018.
